Building information modeling

In an era of digital information, where technology is advancing at an alert pace, the construction industry has not been deprived of this progress. This progress is the concept of BIM (Building Information Model). Practically, this concept brings together all the people involved in design, development, execution and maintenance in time of the construction, in a single “team”, reducing production costs, investing time and ensuring more efficient management.

Characteristics

– working in 2D and 3D space at the same time with the same tools;

– advanced parametric modeling tools that enable the creation and rapid change of objects specific to different specialties: architecture, structures, HVAC (heat, ventilation, air conditioning), electrical installations, sanitary installations;

– data sharing between designers, verifiers, beneficiaries and builders;

– parametric design for exploring multiple scenarios;

– interconnected data and hierarchically presented – categories, families, types;

– collision detection tools between elements;

– project documentation (plans, sections, elevations, details, quantity lists and other reports) are in relation with the 3D model.

This process of “moving” the constructions into a 100% based on collaboration environment will be made progressive with distinct and easily recognizable terminals. These processes are presented in form of levels:

Level 0 BIM (Standard)

– the simplest form

– has no collaboration

– only 2D environment is used

– delivery and distribution is done on paper, electronic, or combination

Level 1 BIM – combination of 3D for concept, and 2D for documentation

– the most used level of organizations

– there is no collaboration between disciplines, each publishes and retains its data

Level 2 BIM – distinctive through collaboration

– the information is exchanged between parties

– the information model is shared in the form of a common format, and any organization can combine information with their own information

– this method was set as the minimum target by the UK government for all disciplines in the public sector in 2016

Level 3 BIM (Shared informational model)

– presents maximum collaboration between all disciplines with the use of a single shared project that is central

– all parts can access and modify the model

– another benefit is that it can eliminate information conflict

Level 4 BIM (Sequential construction)

– time analysis using BIM data

– presents information and views on how the sequential concept is being developed

– introducing time into BIM helps a lot at execution planning from safety, logic and efficiency point of view, allowing feedback in incipient stages

Level 5 BIM (Cost)

– allows extracting cost informations on all elements from an informational model

– besides the elements costs it allows costs visualization for installing or replacing that elements

– the cost-benefit of the model includes the ability to view in 3D, get notification when changes are made and to count automatically all components and systems that are attached to project

– in combination with level 5 BIM, the costs can be tracked sequentially at each construction stage

Level 6 BIM (Construction life cycle)

– can provide information on the cost of some elements over a period of time, so you can make decisions about installing some elements that are more economic or operational

Scan-to-BIM –is the process by which 3D scanning using LiDAR technology allows detailed capture of an element in space, allowing 3D modeling, making measurements with a very high accuracy.

Level of Development, Level of Information, Level of Detail

Level of Detail (LoD)is the level of detail in terms of the graphics in which an element is represented

Level of Information (LOI) – represents the attributes you can give to certain elements (dimensions, material, producer)

Level of Development (LOD) –is the level of representation of an element both in terms of graphics and information (element properties)
